As a seller you can truly benefit from a pre-listing, or pre-sale inspection.  Think of it as a very worthwhile investment in helping to make sure you will get top-dollar for your home! 

If you are selling a home, you'll get the highest price in the shortest time, if your home is in top condition.  And these days, almost all sales contracts include the condition that the contract is contingent upon completion of a satisfactory home inspection. This is known as the "inspection contingency." Buyers will insist on a professional home inspection, performed by an inspector they will hire. And, you can rest assured that if the buyer's inspector finds a problem, it can cause the buyer to get cold feet and the deal can often fall through. At best, surprise problems uncovered by the buyer's inspector will cause delays in closing, last minute repairs that you will usually have to pay for, and the potential for re-negotiation of the terms and final sales price of your home.

You will identify hidden problems, and have the time to get them corrected, on your own terms. You may also wish to present the items in an "as is" condition.
